Job Description
PRE is a ‘support function’ for the Philips Group, with a simple Operating Model that defines three global Service Lines responsible for key processes:
· Business Partnering and Portfolio Planning
· Project and Transaction Delivery
· Operations Management
Whilst these Service Lines ensure globally consistent provision of real estate services, each of the 17 business markets has a highly empowered Multi-disciplinary Team with participants from all Service Lines to ensure a seamless flow of all services for a specific market.
These teams act under the leadership of a PRE Business Partner who acts as first point of contact to the customer and drives the above referenced end-to-end process.
The Senior Project Director drives the planning and delivery of all projects identified by PRE for their geographical area. Responsible for financial compliance to AOP (all projects) and @-investor (individual projects). Oversees compliance to project-plans and acts on deviations / exceptions. Promotes the Workplace Innovation Program at all levels of the company within their area.
The Senior Project Director works closely together with the business partners for their area and will participate in the Multi-disciplinary Team with participants from all service lines.
Acting as the single point of responsibility for the planning and delivery of construction projects within their market
• Providing support to PRE Business Partner and our internal customers (business leaders) in planning, and communicating the change to a more mobile work style.
• Promote the Workplace Innovation program at all levels of the company within the Market and manage the implementation of the Change Management program, in conjunction with Human Resources, as part of the overall project delivery process..
• Managing both the internal and external resources required to implement the regional Project Delivery services. Oversight of project management process including partnering with external and internal partners and providers (i.e. architects, engineers, HR, IT, Security, FM, etc.).
• Develop, implement and manage regular Project Delivery Management reports including forecasting, budget to actual and CIP. Interface with the Business Management where required to achieve Project Delivery success
• Acting as primary interface between WPI Program Office and the Region to assist inthe further development of the WPI Program and global alignment of, project delivery processes, policies and procedures.
• Responsible for the integration of physical, technology, organization and change management aspects of all WPI Projects.
• Responsible for the development of high level project scope, schedule, and cost estimation to support capital budget process and feasibility studies.
• Develop and manage Processes for delivery of projects in a consistent manner across the Region in conjunction with the PRE Project Delivery. Processes include scope, schedule, budget, reporting and customer satisfaction.
• Assist in the development and responsible for the implementation of space standards, metrics and measures.
• Comply with all Company Policies and procedure including Business Conduct and fiscal rules.
• Be prepared to travel and work flexibly and remotely, when required, in order to support the requirements of this position
• Act as an Advocate for the Philips Real Estate organization at all times both within and external to the Philips organization
• Contract management of outsourced PM providers to ensure compliance with KPI’s, guidelines, GBP, policies, etc.
The Senior Project Director reports in a solid line to the Vice President Project and Transaction Delivery, who in turn reports in solid line to the Executive Vice President of Corporate Treasury and Real Estate. The Business Partner will be the co-assessor for the Senior Project Director.
• Specific experience in architectural design, alternative work environments, project management, cost estimating, and construction management. (Min. 10 years experience)
• Extensive experience in delivering alternative workplace solutions, tele-work, remote management, virtual and distributed workforce and facilities operations.
• Ability to drive programmatic change initiatives throughout Philips and build solid relationships at all levels including senior executive relationships.
• Must possess strong business acumen, the ability to drive results through others, strong analytical and negotiation skills.
• Adept at working in a cross-functional environment in a highly collaborative manner.
• Technical knowledge for data collection, analysis, interpretation for executive decision making (including ROI) and feasibility studies across NA.
• Strong written and oral communication skills and ability to make effective presentations to influence change, acceptance with key stakeholders.
• Interest in technology- assisted collaboration applications.
• LEED certification, AutoCAD experience and understanding of MIS
